Townhouse complex stratas in British Columbia
Townhouse complexes are among the most common BC strata building types — and they have their own electrical-planning realities, from how units are metered to where EV charging will go.
What to know
Electrical planning for townhouse stratas
The considerations that tend to matter most for this building type. We confirm exactly what applies to your strata in the proposal.
Units are often individually metered, so the strata’s common electrical infrastructure may be limited — but shared parking, amenities, and future EV charging still need a capacity plan.
EV charging is commonly considered at individual driveways or garages, which changes how load and cost are distributed across owners.

Electrical Planning Report
Every BC strata corporation of five or more lots must obtain an Electrical Planning Report — an assessment of the building's electrical capacity and what future electrification will need from it.
For a townhouse strata
With units often individually metered, the report focuses on the common infrastructure the strata actually owns: shared parking, amenities, and site services.

EV Ready Plan
An EV Ready Plan maps a complete charging strategy onto your building's existing electrical service — stalls, conduit, energy management, and phased costs. It is the route to BC Hydro's plan rebate (up to 75% of the plan's cost, to a $3,000 maximum) and, from July 15, 2026, a qualifying plan on file is required before a strata can access standalone EV charger rebates.
For a townhouse strata
Townhouse EV charging is usually planned at individual driveways or garages rather than a shared parkade, so the plan works out how load and cost are distributed across owners — and it is the route to the BC Hydro plan rebate.
Plan adopted and ready to build? We can manage the rollout for your strata. About Project Management →
Project Management
Heat pumps, EV charger rollouts, service upgrades — implementing a large electrification project means scope documents, comparable quotes, rebate paperwork, and months of coordination. We manage the project on the strata's behalf — one point of contact from planning through completion.
For a townhouse strata
Heat pump conversions and panel upgrades in a townhouse complex repeat across many similar units. A managed project keeps specifications, quotes, and scheduling consistent from one block of units to the next.
Most managed projects start from an Electrical Planning Report or EV Ready Plan. Start with the report →
