Bare land strata stratas in British Columbia
In a bare land strata, the strata lots are parcels of land rather than parts of a building — which changes what electrical infrastructure the corporation actually owns and plans for.
What to know
Electrical planning for bare land stratas
The considerations that tend to matter most for this building type. We confirm exactly what applies to your strata in the proposal.
Electrical servicing is often arranged per lot, with the corporation responsible for any shared or common electrical infrastructure.
Planning tends to focus on shared servicing, future build-out, and any common amenities the corporation maintains.
What reporting applies depends on the corporation’s common property — we can confirm whether an Electrical Planning Report is required for your strata.
EV-charging and electrification planning still matter where the corporation owns shared infrastructure.

Electrical Planning Report
Every BC strata corporation of five or more lots must obtain an Electrical Planning Report — an assessment of the building's electrical capacity and what future electrification will need from it.
For a bare land strata
What reporting applies depends on what the corporation actually owns — servicing is often arranged per lot, with the strata responsible only for shared infrastructure. We confirm whether an EPR applies to your corporation.

EV Ready Plan
An EV Ready Plan maps a complete charging strategy onto your building's existing electrical service — stalls, conduit, energy management, and phased costs. It is the route to BC Hydro's plan rebate (up to 75% of the plan's cost, to a $3,000 maximum) and, from July 15, 2026, a qualifying plan on file is required before a strata can access standalone EV charger rebates.
For a bare land strata
Where the corporation owns shared electrical infrastructure — common buildings, amenities, or roads — EV charging and electrification planning still apply, scoped to those shared assets.
Plan adopted and ready to build? We can manage the rollout for your strata. About Project Management →
Project Management
Heat pumps, EV charger rollouts, service upgrades — implementing a large electrification project means scope documents, comparable quotes, rebate paperwork, and months of coordination. We manage the project on the strata's behalf — one point of contact from planning through completion.
For a bare land strata
Shared-servicing upgrades and build-out projects in a bare land strata benefit from the same managed approach: a defined scope, comparable quotes, and clear owner communication.
Most managed projects start from an Electrical Planning Report or EV Ready Plan. Start with the report →
Not sure which fits? Tell us what's going on — describing the problem is enough, and we'll reply within one business day with what your strata actually needs.
