The deadlines that apply here

  • Electrical Planning Report (EPR): December 31, 2028 — under the Strata Property Act. Required for every strata of five or more lots.
  • Depreciation Report: July 1, 2027 — under the Strata Property Act. Required if the strata has never had a report or its most recent report predates December 31, 2020.
  • EV Ready Plan (EVRP): Voluntary, but the route to BC Hydro EV charging rebates (up to $3,000 plan, up to $120,000 infrastructure). From July 15, 2026, an EVRP, EPR, or Opportunity Assessment Report is also required for standalone EV charger rebates.

Under BC strata law, a Professional Engineer (P.Eng) registered with Engineers and Geoscientists British Columbia or a Certified Technician is a Qualified Person to prepare EPR's for any building, and Depreciation Reports for any building. For Part 9 (simple) building EPR's only, a Master Electrician is also a Qualified Person. CF Electrical Services seals every Part 3 EPR and every Depreciation Report with our partner P.Eng; Part 9 EPR's are sealed by our Master Electrician. EV Ready Plans are prepared in line with BC Hydro EV charging qualified-professional requirements and are not sealed.
