What to know

Electrical planning for commercial stratas

The considerations that tend to matter most for this building type. We confirm exactly what applies to your strata in the proposal.

01

Tenant fit-outs and varied commercial loads shape how common electrical capacity is used and planned.

02

EV charging for staff and customer parking is an increasingly common planning question for commercial stratas.

03

Whether an Electrical Planning Report is required depends on the corporation’s composition — we can confirm what applies to your building.

Mandatory · Strata Property Act

Electrical Planning Report

Every BC strata corporation of five or more lots must obtain an Electrical Planning Report — an assessment of the building's electrical capacity and what future electrification will need from it.

For a commercial strata

Whether an EPR is required depends on the corporation’s composition — we confirm what applies to your building. Tenant fit-outs and varied commercial loads shape how the common capacity is assessed.

BC Hydro rebate route

EV Ready Plan

An EV Ready Plan maps a complete charging strategy onto your building's existing electrical service — stalls, conduit, energy management, and phased costs. It is the route to BC Hydro's plan rebate (up to 75% of the plan's cost, to a $3,000 maximum) and, from July 15, 2026, a qualifying plan on file is required before a strata can access standalone EV charger rebates.

For a commercial strata

Charging for staff and customer parking is an increasingly common commercial-strata question. An EV Ready Plan scopes it against the service the corporation actually owns.

Customized consulting

Project Management

Heat pumps, EV charger rollouts, service upgrades — implementing a large electrification project means scope documents, comparable quotes, rebate paperwork, and months of coordination. We manage the project on the strata's behalf — one point of contact from planning through completion.

For a commercial strata

Electrical upgrades in an operating commercial strata are planned around tenants — a managed project handles staging, notification, and contractor coordination around tenant operations.

Scope Customized per project

Most managed projects start from an Electrical Planning Report or EV Ready Plan. Start with the report →

Not sure which fits? Tell us what's going on — describing the problem is enough, and we'll reply the same business day with what your strata actually needs.

Before you request a proposal

What an assessment looks like in a commercial strata

Here is what the work involves for a commercial building, how we run it from first email to council presentation, and what your council ends up holding — so you can judge the fit before sending us anything.

On site

What our technician looks at

Our technician documents the corporation’s common electrical assets — the main service and distribution, common-area panels, exterior and parking-area lighting, and any shared mechanical systems — as distinct from the tenant fit-out inside each unit.

In the analysis

What the report models

Varied tenant loads give a commercial strata its own consumption pattern. The analysis separates common demand from tenant demand where the metering allows, then models staff and customer EV charging and any planned electrification of shared systems against the capacity the corporation actually owns.

At the council table

What councils usually decide

Commercial strata councils usually want to confirm first whether an Electrical Planning Report is required for their corporation, then decide how charging for staff and customers is provisioned and how the cost is shared across units.

How we work with your strata

Full service, from first email to council presentation

CF Electrical Services is a full service company. One team handles the proposal, the BC Hydro liaison, the property assessment, the report and the follow-up, so your council has a single point of contact for the whole process.

  1. 01

    A fixed-price proposal

Send your building details and we reply the same business day with a clear scope and a fixed price, so your council can vote on a known number.

Your partShare the strata plan number, address and unit count.

  2. 02

A short call from our office

You get a call from our office to confirm the scope, answer your council’s questions and walk through the options in the proposal. A redacted sample report and references are available before you commit to anything.

  3. 03

    Onboarding, in one place

Once council accepts, our onboarding page collects the documents the strata has on file — strata plan, electrical drawings, a recent hydro bill — and the signed BC Hydro authorization. We arrange access for the property assessment with your site contact.

Your partGather what is on file and sign the BC Hydro authorization.

  4. 04

    BC Hydro, handled by us

We request the twelve months of consumption data the report is built on. For an EV Ready Plan we also manage the rebate with BC Hydro, from pre-approval through the final application. You never chase the utility.

  5. 05

    The property assessment

A technician from our team visits for the in-person inspection the regulation requires — electrical rooms, switchgear, panels and parking areas — and calls ahead with an arrival time so the visit fits around your building.

    Your partLet us in.

  6. 06

A report written to be read

Full technical accuracy in plain language: how much capacity the building has, what constrains it and which upgrades unlock the most. Your council reviews the complete draft and asks questions before anything is finalized.

    Your partReview the draft.

  7. 07

    Presentation and follow-up

A plain-language presentation to council or the AGM is available whenever you want one, and we stay available for questions after delivery — usually replying the same day.
