Strata electrical compliance in British Columbia

For a strata corporation, "strata electrical" comes down to the electrical-planning and compliance obligations the Strata Property Act and BC Hydro's rebate programs place on every corporation of five or more strata lots. There are two compliance deliverables — the mandatory Electrical Planning Report and the rebate-route EV Ready Plan — and CF Electrical Services prepares both:

An Electrical Planning Report (EPR) is mandatory for every strata corporation of five or more lots — due December 31, 2026 in Metro Vancouver, the Fraser Valley, and the Capital Regional District, and December 31, 2028 in the rest of British Columbia.
An EV Ready Plan (EVRP) is voluntary, but it is the formal route to BC Hydro's EV charging rebate program and, from July 15, 2026, a prerequisite for accessing standalone EV charger rebates. See the EV Ready Plan page for the current rebate amount.

The EPR deadline is set by the strata's regional district, not its city. Because CF works with most BC strata building types, a single engagement can handle a strata's whole electrical-compliance picture. Intake

Onboarding documents

Your council gathers what the strata has on file — strata plan, electrical drawings, past reports and studies — and signs the BC Hydro data authorization. The utility data request itself is on us.

Property assessment

A physical inspection of every electrical room, switchgear, transformer, and panel. Desktop-only reviews miss the constraints that matter.

Analysis

Report-specific work — load calculations under electrical-code standards, future-electrification scenarios, asset inventories, and funding models — built on twelve months of metered BC Hydro data, not code-based estimates.

Report preparation

Findings translated into plain-language deliverables — all the technical data and calculations, plus a narrative written for council.

Review window

Council receives the draft report with the opportunity to ask questions and submit feedback before the report is finalized.

Final delivery

The final report delivered to council — with a plain-language council presentation available on request. Engaging CF for both an EPR and an EV Ready Plan also includes a Living Report at no extra charge (an interactive web version every owner can open alongside the PDF); ordering a single report, it's available as an add-on.
